Leasing Consultant - Part Time
Naperville apartment community is looking for a part time leasing consultant to greet prospects, professionally present the features and benefits of the community and properly secure lease agreements from qualified persons.

General:
•Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments and housing.
•Performs any additional duties assigned by assistant manager, manager or supervisor.

Marketing/Leasing:
•Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.
•Inspects models and "market ready" vacancies daily to ensure cleanliness.
•Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, unhappy resident, service request, etc. Transfers calls to assistant manager or manager when appropriate.
•Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.
•Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.

Administrative:
•Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Creates/types miscellaneous resident communication as needed.
•Completes all lease paperwork including related addenda and accepts rents and deposits.
•Completes Guest Card information form on all prospects, sends thank-you notes and performs follow-up.
•Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.
•Inventories office supplies on periodic basis. Reports needs to manager.
•Organizes and files appropriate reports, leases and paperwork.
•Attends company meetings when requested.
•Assists manager and assistant manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.


Experience/Requirements:
•We prefer applicants with Multi-Family Industry experience or proven sales skills. NO REALTORS PLEASE.
•Must be available to work weekends
•Must be able to work in a fast-paced and customer service-oriented environment.
•Performs duties under pressure and meets deadlines in a timely manner.
•Works as part of a team, as well as completes assignments independently.
•Takes instructions from supervisors.
•Exercises problem-solving skills.
•Interacts with co-workers, supervisors, guests and the public in a professional and pleasant manner.
•Must be computer proficient.

Apartment Maintenance Technician - Full Time

Schaumburg apartment community is looking for a maintenance technician to assist the maintenance supervisor in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The maintenance technician carries out assigned duties in a safe manner and other duties as requested by the maintenance supervisor. In the absence of the maintenance supervisor, the maintenance technician will assume all maintenance responsibilities.

Job Description:

•Conduct all business in accordance with company policies and procedures, state and federal laws i.e. OSHA, ADA, Fair Housing, etc.
•Diagnose and perform minor and routine maintenance or repair, as directed, involving the following on a daily basis: Electrical and plumbing (including water lines); A/C and heating systems; Appliances; Stairs, gates, fences, walls, patios and railings; Tile, carpet and flooring; Roofing, gutters and fasteners; Interior and exterior lights; Fireplaces and ceiling fans; Gas fixtures and appliances; Shutters, doors, cabinets, windows and sliding glass doors; Boilers, gas and electric; Door locks and PO boxes and locks; Security systems; Ceiling leaks; Pool areas, tile, hot tub/spa and pool furniture
•Inspect and help coordinate all needed make-ready repairs and services, assist make-ready staff as required to meet deadlines.
•Reports all major repairs and need requisitions to maintenance supervisor and manager prior to any expenditure of funds.
•Change locks and make keys.
•Remove and transfer heavy appliances and equipment from storage area to apartment, or vice versa, as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
•Must be knowledgeable of inventory levels of spare parts and supplies and inform maintenance supervisor of shortages.
•Assist in keeping grounds neat and free of litter. Rake, sweep and shovel as circumstances warrant.
•Must be knowledgeable of pertinent laws, and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
•Must be aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions i.e. broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.
•Schedules and performs routine preventive maintenance on all appropriate equipment as directed by maintenance supervisor and manager. Inspects and maintains all tools in excellent condition.
•Must be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
•Performs work area clean-up and safety related duties.
•Ensures that storage areas remain locked when not in use.
•Perform any additional duties as assigned by the maintenance supervisor and manager.

Qualifications and Requirements:

•Must have at least 1 year experience in multi-family apartment maintenance, a valid driver’s license and live within 20 minutes of the property
•HVAC Certified
•Constant need to be on feet, perform physical activities, lift/carry, complete maintenance forms/documents
•Must be able to work in a fast-paced and customer service-oriented environment
•Performs duties under pressure and meets deadlines in a timely manner
•Works as part of a team, as well as completed assignments independently
•Interacts with co-workers, supervisors, guests and the public in a professional and pleasant manner

The leasing consultant will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.
